We make some blunt claims about what failing mortar does to a house. Each one is footnoted, and each footnote lands here. If a claim below turns out to be wrong, we want to know — that’s the point of publishing the list.

Federal preservation guidance and the brick industry’s own technical standards.
- 1Mack & Speweik, Preservation Brief 2: Repointing Mortar Joints in Historic Masonry Buildings, National Park Service, U.S. Dept. of the Interior, 1998 — "A good repointing job is meant to last, at least 30 years"; the mortar joint as a wall's "first line of defense." The same brief says mortar joints “are intended to be sacrificial,” that repointing mortar should be softer than the masonry units, and that a mortar stronger than the units “will not ‘give,’” so stresses are relieved through the brick — “resulting in permanent damage to the masonry, such as cracking and spalling, that cannot be repaired easily.”

- 38Brick Industry Association, Technical Notes 46: Maintenance of Brick Masonry, 2017 — The Brick Industry Association singles out chimneys, along with sills, parapets and copings, as brickwork under 'more severe exposures' that may need repair at shorter intervals than the rest of the wall. The same note says replacement brick must match the existing brick in color, texture and size as well as in physical properties.
- 39National Park Service, U.S. Department of the Interior, Preservation Brief 47: Maintaining the Exterior of Small and Medium Size Historic Buildings, 2007 — The National Park Service's exterior-maintenance guidance tells owners to slope the chimney's mortar cap so water drains away from the flue and to re-secure loose flashing at chimneys.

In our experience, the bare angle iron in many pre-war Chicago walls never got that protection.

Grimmer), Preservation Brief 6: Dangers of Abrasive Cleaning to Historic Buildings, 1979 — Old brick is essentially a soft baked-clay product that deteriorates much faster once its hard outer skin is stripped off by abrasive cleaning such as sandblasting -- one reason 'cleaned' brick starts spalling.
- 63Brick Industry Association, Technical Notes 19: Residential Fireplace Design, 1993 — The Brick Industry Association's Technical Notes 19A, "Residential Fireplaces, Details and Construction," calls for fireclay-mortar firebox joints only 1/16 to 3/16 inch (1.6 to 4.8 mm) thick, specifically to reduce thermal movements and mortar joint deterioration.

Grimmer), Preservation Brief 1: Assessing Cleaning and Water-Repellent Treatments for Historic Masonry Buildings, 2000 — The National Park Service distinguishes water-repellent coatings, which keep liquid water out while letting water vapor pass through the masonry, from waterproof coatings, which seal the surface against both liquid water and vapor.
- 77Brick Industry Association, Technical Notes 6A: Colorless Coatings for Brick Masonry — Clear water-repellent coatings should not be applied to brick walls with defective mortar joints, cracks or other openings, and that water-penetration problems must be corrected before any coating is considered.
- 78Brick Industry Association, Technical Notes 23: Efflorescence — Causes and Prevention — White, chalky stains on brick (efflorescence) need three things: soluble salts in the wall, water to dissolve them, and a path for that water to travel to the surface and evaporate — so the stain is a map of where water has been moving through the masonry.

- 58International Code Council (ICC Digital Codes), 2018 International Residential Code, Section R1001.5 Firebox walls, 2018 — Under the International Residential Code (2018 IRC Section R1001.5), where a masonry firebox is lined with firebrick, the firebrick must conform to ASTM C27 or C1261 and be laid with medium-duty refractory mortar conforming to ASTM C199, with joints between firebricks no wider than 1/4 inch; where no lining is provided, the back and side walls must instead be at least 10 inches of solid masonry.
